I get asked this question every single week — sometimes every day. And the honest answer is: it depends on why you're buying. Here's my unfiltered read on the Lake Travis market as we head into the second half of 2026.

§ 01

Where the Market Stands Right Now

After the frenzy of 2021–2022 and the correction that followed, the Lake Travis market in mid-2026 has settled into something that feels more like a real market — one where buyers have leverage they haven't had in years, but where well-priced, well-located homes still move quickly.

Inventory has expanded meaningfully compared to the ultra-tight years of the pandemic boom. Days on market have stretched. And sellers — many of whom bought or refinanced at sub-3% rates — are increasingly motivated as life circumstances change regardless of the rate environment. That combination creates genuine opportunity for prepared buyers.

The Interest Rate Reality

Yes, rates are higher than they were in 2020 and 2021. But here's the thing I tell every buyer who brings this up: you marry the house, you date the rate. The buyers who waited for rates to drop in 2023, 2024, and 2025 paid more for the same homes and competed with more buyers when rates briefly dipped.

In the Lake Travis luxury and semi-luxury market, many buyers are paying cash or putting down 30–50% — making the rate conversation less central than it is in entry-level markets. And for those financing, today's rates are historically normal. The 3% era was the anomaly, not the baseline.

Brian's take: If you're waiting for rates to return to 3–4%, you may be waiting a very long time — and paying more for the home when you finally buy. The better play is to buy the right home now and refinance if and when rates fall.

Your financing isn't fully in order — a pre-approval is table stakes in this market
You haven't done the lifestyle research — driven the commute, visited multiple times in summer and winter
You're buying purely as an investment play with a short exit — this market rewards long-term holders
You need to sell a current home first and haven't started that conversation yet

Where the Opportunities Are

Not all segments of the Lake Travis market are equal right now. Here's where I'm seeing the best opportunities for buyers in mid-2026:

$600K–$900K Single Family. This is the sweet spot right now. Sellers in this range are motivated, inventory is up, and buyers have real negotiating power. Neighborhoods like Old Lakeway and The Hills are producing strong value in this band.

New Construction. Several builders in Rough Hollow, Travisso, and surrounding communities are offering rate buydowns, upgraded finish packages, and closing cost contributions to move inventory. It's worth a serious look if you want modern finishes without renovation risk.

Lakefront & Waterfront-Access. Premium lakefront homes are always limited in supply. When one comes available at a realistic price, it moves. If waterfront is your goal, get your financing ready and be prepared to act — these don't sit.

Condos & Lock-and-Leave. The condo market has softened more than single-family, creating real opportunity for buyers who want low-maintenance living, a second home, or a foothold in the market at a lower price point.
